Job Title: Director - Project & Development Services (PDS) Location: Hyderabad Role Overview The Director - PDS Projects serves as the City Lead for Hyderabad, providing strategic leadership and operational oversight for all Project & Development Services activities in the region. This role carries full P&L responsibility, combining business leadership with technical project expertise. The director must balance strategic growth objectives with hands-on project delivery when required, ensuring both financial performance and client satisfaction. Key Responsibilities 1. City Leadership & Strategic Management Lead all PDS operations across Hyderabad, establishing the vision and strategic direction aligned with national business objectives. Drive market positioning and competitive differentiation while identifying growth opportunities in real estate development, corporate occupier services, and infrastructure projects. Represent JLL at senior client forums and industry events, building the company's brand presence and thought leadership in the region. 2. Profit & Loss Management Own complete financial accountability for the Hyderabad P&L, including revenue generation, cost optimization, and margin improvement. Develop annual business plans with revenue targets, expense budgets, and profitability goals. Monitor financial performance through monthly reviews, variance analysis, and corrective action planning. Ensure accurate forecasting and reporting to senior leadership while maintaining pricing discipline and contract profitability across the portfolio. 3. Business Development & Client Management Drive new business acquisition through strategic prospecting, proposal development, and client presentations. Manage key client relationships at C-suite and senior management levels, ensuring high satisfaction and account retention. Identify upselling and cross-selling opportunities across JLL's service lines. Negotiate contracts and commercial terms that balance client value with business profitability. 4. Resource & Team Management Build and lead a high-performing team of project managers, engineers, coordinators, and support staff. Establish clear organizational structure with defined roles, responsibilities, and career paths. Conduct talent acquisition, onboarding, and retention initiatives to maintain optimal staffing levels. Implement performance management systems including goal setting, regular feedback, and development planning. Foster a collaborative, inclusive culture that encourages innovation and professional growth. Manage resource allocation across projects to optimize utilization and billability while maintaining quality standards. 5. Project Leadership & Delivery Oversight Provide governance and oversight across all active projects, ensuring adherence to JLL methodologies, quality standards, and client commitments. When required, serve as direct Project Lead for strategic, complex, or high-risk assignments. In this capacity, manage project scope, schedule, budget, and quality parameters. Lead project teams, coordinate with consultants and contractors, and serve as primary client point of contact. Resolve escalations, manage risks, and drive decision-making to ensure successful delivery. Maintain deep technical knowledge to guide teams through complex design, construction, and commissioning challenges. 6. Operational Excellence Establish and monitor key performance indicators for delivery excellence, client satisfaction, financial performance, and team engagement. Implement process improvements and best practices to enhance efficiency and service quality. Ensure compliance with safety regulations, quality management systems, and corporate policies. Drive technology adoption and digital innovation in project delivery methodologies. 7. Stakeholder Management Collaborate with other JLL service lines (Leasing, Capital Markets, Property Management, Consulting) to deliver integrated solutions. Build relationships with architects, consultants, contractors, and regulatory authorities. Engage with internal stakeholders including Finance, Legal, HR, and Corporate Leadership to align on business priorities. Required Qualifications Education: Bachelor's degree in Civil Engineering, Architecture, Construction Management, or related technical discipline MBA or Master's degree in Project Management, Business Administration, or related field is an added advantage Professional certifications such as PMP (Project Management Professional) or LEED AP (advantageous) Experience: Minimum 15-18 years of progressive experience in project and development services, construction management, or real estate development At least 5-7 years in leadership roles with P&L responsibility Proven track record managing teams of 20+ professionals Experience across diverse project types including refurbishment projects, commercial offices, industrial/logistics, retail, residential, and infrastructure Demonstrated success in business development and client relationship management at senior levels Technical Competencies: Deep understanding of project lifecycle from feasibility through design, procurement, construction, and handover Strong knowledge of construction methodologies, building systems, and quality standards Expertise in project controls including scheduling (Primavera/MS Project), cost management, and risk assessment Understanding of regulatory frameworks, building codes, and approval processes in India Proficiency in contract administration and claim management Leadership & Business Skills: Strategic thinking with ability to translate vision into executable plans Financial acumen including budgeting, forecasting, and P&L management Strong negotiation and commercial awareness Excellent communication and presentation skills for C-level engagement Change management and organizational development capabilities Problem-solving and decision-making under pressure Personal Attributes: Entrepreneurial mindset with strong business development orientation Results-driven with accountability for outcomes Collaborative leader who builds trust across diverse stakeholders Adaptable and resilient in dynamic, fast-paced environments Ethical conduct and professional integrity Client-centric approach with commitment to service excellence Location: On-site –Hyderabad, TS Scheduled Weekly Hours: 48 If this job description resonates with you, we encourage you to apply even if you don’t meet all of the requirements.
