Development Assessment Manager Project and Development Services What this job involves: Opportunity Identification and Lead Qualification As Development Assessment Manager, you will identify and qualify potential development opportunities across diverse asset classes. You will build a robust pipeline by networking with landowners, developers, brokers, and industry stakeholders, conducting proactive market scanning to uncover off-market opportunities. You will screen opportunities through preliminary site assessments, zoning reviews, highest-and-best-use analysis, and high-level financial feasibility to determine viability and prioritize leads for advancement. High-Level Financial Assessment Conduct rapid financial feasibility assessments to qualify opportunities before they advance to detailed studies. Your desktop-level analysis will include preliminary development costs, indicative revenue projections based on market comparables, quick cash flow assessments, and preliminary investment metrics (IRR, development margin, yield on cost). This initial filtering identifies deal-breakers, validates basic economic viability, and determines which opportunities warrant comprehensive feasibility studies by specialized teams. Market Analysis and Intelligence Drive market research and competitive intelligence to support opportunity evaluation. Analyze supply-demand dynamics, submarket performance, pricing trends, absorption rates, and emerging opportunities. Synthesize market data into actionable insights through concise market assessments and opportunity briefs that inform lead qualification decisions. Feasibility and Business Planning Oversight Once projects are secured, provide strategic oversight and coordination during detailed feasibility and business planning stages executed by consultants and internal teams. Manage the process, coordinate inputs across workstreams (design, technical, financial, legal, regulatory), monitor deliverables, and facilitate decision-making. Review consultant outputs, identify gaps, coordinate revisions, and synthesize findings into coherent feasibility recommendations and business plans for client approval. Pipeline and Stakeholder Management Maintain comprehensive opportunity pipeline tracking from identification through qualification and handoff to execution teams. Build relationships with landowners, partners, government authorities, and stakeholders. Participate in preliminary discussions and provide input on deal structures and acquisition strategies during initial assessment phases. Core Skillset: Strong financial modeling and Excel proficiency for rapid deal assessments. Understanding of development economics, construction costs, zoning regulations, planning processes, and investment principles. Analytical capabilities, strategic thinking, project coordination skills, and excellent communication. Detail Oriented Establish rigorous standards for initial assessments, validate data sources, cross-check assumptions, and ensure accuracy in screening analyses and opportunity briefs. Research Savvy Stay current on market trends, regulatory changes, infrastructure developments, and competitive activity. Develop proprietary intelligence and identify leading indicators of opportunity. Problem Solver Navigate ambiguity with limited information, structure rapid assessments, identify pathways to resolve deal challenges, and facilitate multi-workstream coordination during feasibility stages.
